Plat and subdivision drafting services

A plat that bounces at the recorder's counter costs you weeks. We draft subdivision plats, lot line adjustments and exhibits against the recording checklist of the county they are going to, with every lot closed and every curve tabulated before layout begins.

Closed geometry first

Every lot, tract and the exterior boundary is computed and closed before any sheet work. Curve data is tabulated with your preferred parameters, radial or non-tangent calls labeled per your convention, and areas computed to the precision your jurisdiction expects. When the preliminary layout does not close, you hear about it immediately with the numbers, not after the sheets are drawn.

The recorder's checklist

Counties reject plats for formatting as readily as for geometry: margins, sheet size, certificate language, missing signature blocks, note content. We keep the checklist for your recording jurisdiction with your client file and verify against it at QC, so the plat that leaves us is the plat that records.

Rotated lots and label presentation

Lot and block work lives or dies on label presentation: bearing labels that read along the line, lot numbers and areas placed consistently, no label colliding with linework at plot scale. We finish sheets at plot scale, not zoomed in, because that is how the examiner reads them.

Turnaround and confidentiality

Production runs overnight US time. Standard jobs return within 24 hours and larger scopes within 24 to 48 hours; we confirm the window for each job before starting. Your projects are processed under job numbers inside a controlled environment, and nothing you send is reused or shown to anyone else. How we handle your data.

Common questions

Which jurisdictions have you drafted plats for?

We draft for recording jurisdictions across multiple states and set up each one's checklist when a client first records there. Send your county's checklist if you have it; otherwise we work from the jurisdiction's published requirements and your past recorded plats.

Do you prepare the legal descriptions too?

We can prepare metes and bounds descriptions from the resolved geometry for your review and sealing. Closure of the described figure is verified before it leaves.

Can you handle revisions from county review?

Yes, review comments are part of plat work. Send the comment letter and the markup comes back corrected, usually within 24 hours.

What about condominium plats and easement exhibits?

Both are in scope, along with lot line adjustments, right-of-way exhibits and annexation plats. If it records, we draft it.

How long does a subdivision plat take?

Small plats run 24 to 48 hours. Multi-sheet subdivisions are scoped and quoted with a confirmed schedule before work starts.
